Napa County is asking property owners and residents in and around Calistoga to review proposed federal flood maps that could change flood zone designations and insurance requirements for some properties.
The preliminary maps reflect a new study of flood risks along the Napa River and its tributaries. They expand the area identified as having at least a 1% chance of flooding in any given year, according to a county announcement on Monday.
The maps are not final and do not change current requirements.
The county and FEMA will hold a hybrid public meeting at 2 p.m. Monday, Nov. 16, at the Calistoga Community Center, located at 1307 Washington Street, to explain the proposed changes and answer questions.
Buildings newly included in the expanded flood-risk area could face flood insurance requirements once the maps take effect, depending on their mortgage or lender. Property owners are encouraged to review the maps and consult their insurance agent or lender.
A formal 90-day public comment and appeal period is expected to follow the meeting. FEMA will announce the official dates. The agency will finalize the maps and set an effective date after resolving comments and appeals.
Residents can review the preliminary maps online and compare existing and proposed flood boundaries. They are encouraged to contact Napa County’s Engineering Division at 707-253-4417 for help.
