A 42-year-old woman named in a civil lawsuit accusing her of helping fraudulently take control of a multimillion-dollar Sea Cliff home was arrested Friday at the San Francisco residence, police said.

Diana Peng was arrested at about 7:30 a.m. while officers were executing a search warrant at a home located in the 200 block of 32nd Avenue as part of an ongoing criminal investigation, according to the San Francisco Police Department.

Peng was booked into San Francisco County Jail for suspected fraud, possession of a firearm and ammunition by a convicted felon, narcotics, driving without a license and improper care of animals.

Peng and a certain Brandon Aadee were named in a civil lawsuit filed by the city, accusing them of using forged signatures to obtain the deed to the property at 32nd Avenue in the Sea Cliff neighborhood without the owner’s permission.

According to the lawsuit, the pair allegedly transferred the deed between themselves eight times over 13 years before attempting to sell the property. The home was valued at about $4.4 million.

The lawsuit also alleged that the property had been transferred from its owner, Wei Wang, to Aadee through a fraudulent filing in June 2025. The city sought civil penalties and a court declaration invalidating the disputed deed transfers.

Police said further investigation is ongoing despite Peng’s arrest. Anyone with information is asked to contact the SFPD at 415-575-4444. Anonymous tips are accepted.
